DESIGN APPRAISAL
In stage 1 a great deal of research is done – Beside receiving a detailed client brief concerning accommodation, design preferences and budgetary restraints each site has its own particular challenges such as slopes, views, neighbouring buildings, sun orientation, building line and coverage restrictions, municipal building bye-laws, development guidelines (where applicable) services connections and more, all of which have to be understood and applied.
PROJECT DEVELOPMENT
This is where all the elements identified in stage 1 are assessed and assimilated and the first conceptual drawings are developed for presentation to the client. Several of these conceptual drawings may have to be done, until the client and architect are both pleased with the blueprints.
SERVICES
TECHNICAL DEVELOPMENT, SPECIFICATIONS, FINISHES
Once the design has been approved by the client the architect has to prepare the technical drawings, specifications and finishes schedules, detail doors and windows, make sure that all the services work, that the building complies with all municipal and national building regulations. Plans are discussed with the structural engineers and any other specialists which may be required. The plans are submitted to the local authorities for approval.
PROJECT INCEPTION, INSPECTION
At this stage the architect has to prepare tender documentation (or nominated builder documentation), assess tenders and assist with the appointment of a contractor. Once the project commences he has to visit the site at least twice per month, and inspect the works to assure quality construction practices. He will prepare monthly progress statements, confirm valuations for payment to the contractor and “sign off” the building once it has been completed.
